Recommend other professionals. A buyer’s agent should also be able to refer you to reliable mortgage brokers, real estate attorneys, home inspectors, movers, and other real estate professionals. This can also help expedite each step of the process and move you to a successful real estate sale all the faster.
Buyer’s agent vs. listing agent: What’s the difference? Buyer’s agents are legally bound to help buyers, whereas listing agents—the real estate agent representing the home listing—have a fiduciary duty to the home seller.
Unfortunately, listing agents won’t tell your buyer agent what those other offers are. Why? Well, for one, it’s pretty unfair to the process and two, the eventual accepted offer could always fall through.
Just like real estate agents who help you sell a property, a buyer’s agent, or buyer’s advocate as they’re also known as, is a licensed professional who works for you and acts on your behalf to search, evaluate and negotiate a property purchase.
The most common example is in the second portion of Standard of Practice 16-13 that states: Éxcept with the consent of the client’s agent or broker or where such dealings are initiated by the client. The Listing Agent can give the Buyer’s Agent permission to contact the seller.
